What to Expect From Your Home Inspection

Whether you are buying, selling, or maintaining your home, The Home Inspection Company provides professional and quality service from the moment you call us. We strictly follow the Standards of Practice and Ethics for home inspectors as defined by the Massachusetts Board of Home Inspectors 266 CMR 6.04 and national home inspector associations.

We will explain the general condition of the home and systems with you and your agent. If any major issues are observed we will take the time to explain them to you. Also, we will mention the items that you will want to keep an eye on for maintenance. All of this will be detailed in our high quality, easy-to-read Spectora report that will be delivered within 24 hours of your inspection. From the report, you will be able to see the items we discussed and where they are in the home.

The Home Inspection Company thoroughly inspects and reports on the following:

Structural Systems
Foundations, main beams, structural supports, signs of moisture intrusion, floors, walls and ceiling structures insulation, ventilation, etc. are inspected.
Basement&Crawlspaces
Inspected for signs of moisture intrusion, walls, floors, ceilings, finished areas, access points, ventilation, coverings, etc.
Electrical Systems
The service entry, reporting of amperage and volts, main and distribution panels, representative number of receptacles, presence and testing of GFCI and AFCI, visible wiring, doorbell, ceiling fans, lights, switches, etc.
Plumbing
Inspect the condition of fixtures and faucets, water supply systems, drain and vent systems, water heater, vents, flues, and any sump pumps.
Heating, Ventilation and Air Conditioning Systems
Heating and cooling equipment, ducts, vents and flues.
Appliances
Dishwasher, garbage disposal, range hood, range or oven, cooktop, microwave, trash compactor, bathroom exhaust fans, and garage door operator.
Interiors
We look at the general condition and operation of a representative number of doors and windows, fireplaces, stairs, walls, floors, and ceiling surfaces.
Attic
Access location and condition of insulation and amount, ventilation, roof structure and related framing, etc.
Roofing
The condition of the roof covering, visible flashings, roof penetrations (including plumbing stack vents, gas vents, service mast, etc), skylights, chimney, guttering, and downspouts.
Exterior
The condition of the wall cladding and trim, windows, doors, soffit and fascia.
Grounds
The grading, driveway, retaining walls and walkways with respect to their affect on the structure, decks, and stairs, patios, vegetation’s affect on the structure.
Garages: Attached&Detached
We inspect the operation of the garage door, opener, and related structure and safety features.
