This is our most common home inspection service. This inspection and accompanying report, performed during the “inspection period” of a real estate transaction, will help you to make an informed purchase choice.
This visible assessment will alert you to any damage, components that have outlived their useful life, safety problems, or any other serious flaws in the home. Call us today or click this to book online!
Before offering a house for sale, a home inspection is conducted for the seller. This inspection and report will provide the seller with a better knowledge of their house before it goes on the market.
This allows the seller to make repairs to recognized flaws on their own, preventing repair requests and accompanying negotiations from purchasers during their own home inspection.
A homeowner may want a list of repairs to work off of. Sometimes, it’s difficult to objectively evaluate your own house. An objective home inspection report can help the homeowner prioritize home repairs.
Most new home builders include a one-year warranty with the purchase of their houses. A homeowner may want to have a professional inspection done on their home before the builder’s warranty expires. The homeowner can then pass the report on to their builder’s warranty department for adjustments, repairs or replacements of home components.
Radon testing is the only way to determine if your home has higher-than-average levels of radon, which can pose a health risk to your family. Outdoors, radon will naturally dissipate harmlessly into the atmosphere as it rises through the crust. But in homes, it can become trapped, which is dangerous for the health of you and your family. Radon testing is recommended since this region has some of the highest Radon gas concentration levels in the country. This 48-hour test will be followed by a report displaying the 48-hour average Radon concentration level in the residence. Radon is colorless and odorless, and it is extremely carcinogenic. Whether you’re thinking of purchasing a home and believe it may have a mold problem, or you’re noticing signs that your own home may have mold after an issue like flooding or water damage, a mold test from a qualified home inspector is essential. Mold testing allows you to check for potentially harmful mold, such as black mold, which can hide inside walls and in damp areas, and often go undetected for months or years.
Whether you’re buying a new or especially an older home with a well, the home’s water quality may not be up to par. MassDEP recommends that prospective homebuyers test the water in a home with a private well before purchase. Water testing is a good way to check for dangerous contaminants and bacteria (arsenic, lead, radon, e.coli ) which could be harmful to your families’ health. Water testing is done by us taking water samples to a certified and accredited laboratory for analysis. We issue you the report and review the results with you. Water quantity tests the flow and recovery of the well and is done in guidance with industry testing standards. Click this link for more information from the MassDEP about private wells and testing.
